1% Sell a Home. Help Build a Home. Giving Campaign

Habitat for Humanity of the Roaring Fork Valley is growing a visionary giving campaign alongside leaders of the real estate community in our region called Sell a Home, Help Build a Home. This campaign allows real estate agents and their clients to donate a percentage of each home sale to Habitat for Humanity RFV to build affordable homes together with workforce families. We have designed this campaign to align the real estate community with our mission of building affordable homes to sustain our community and keep our workers local.

This voluntary commitment to donate to Habitat for Humanity RFV is a way for the real estate community to impact the local affordable housing crisis directly. A coalition of real estate agents have committed to donate 1% of their net sales commission after the brokers split to Habitat for Humanity RFV (a cumulative minimum of $250 is required). We foresee this campaign building momentum for years to come, and we intend to track the campaign’s progress and accomplishments along the way.

There is a unique benefit for donors of this program - REALTORS®, buyers, and sellers alike - each donation can be eligible for Enterprise Zone tax credit and charitable deductions. The State of Colorado’s Enterprise Zone designation for our developments provides significant tax benefits for monetary gifts over $250. Donations to Habitat For Humanity RFV are unique in that 100% of the donation goes directly to the costs of building because our operating model is for operational costs to be covered by sales of repurposed goods and building materials at the Habitat ReStore in Glenwood Springs.

This is an ongoing campaign, and we will continue to welcome all new sign-ups to help combat the affordable housing crisis. Benefits of joining the campaign include:

The goal of the 1% campaign is to provide local real estate brokers with a meaningful way to support Habitat for Humanity through voluntary giving, while also creating a recognizable brand that these brokers are using their expertise in real estate to make this a better community for all. Habitat for Humanity of the Roaring Fork Valley will recognize your support and partnership in solving the housing crisis by sharing and acknowledging your contributions in several ways:


Choose the Opportunity That Matters Most to You

Habitat for Humanity of the Roaring Fork Valley’s currently has four opportunities for giving. As a 1%er, you can choose which program or neighborhood is most meaningful to you, and direct your giving accordingly.

Choose between directing your gift towards:

  • The Wapiti Commons neighborhood in Rifle

  • The Carter Condominiums in Glenwood Springs

  • The Confluence neighborhood in Glenwood Springs

  • The Modular Housing Production & Construction Trades Facility in Rifle

Enterprise Zone Tax Credits

Habitat for Humanity of the Roaring Fork Valley’s operating model is for net revenue from the ReStore to cover the affiliate’s overhead expenses, which means that all donations go directly toward building homes. Additionally, Habitat has been awarded Enterprise Zone status for their current housing initiatives, which means a large part of your donation comes back to you through charitable deductions and a Colorado income tax credit, significantly reducing the after-tax cost of donations. (Please review the accompanying Enterprise Zone Tax Credit info sheet for more information.)

Complete Campaign Logo Package and Standard Campaign Copy

This will allow brokers to generate custom social media posts, newspaper ads, branding, and content for newsletters. Use standards for the campaign logo will be provided. The standard copy will provide an informational starting point for you to add on to or embellish to your liking to supplement whatever content you wish to share regarding the campaign.

Campaign Community Membership

All 1% donors will be provided content periodically with data and insights about the crisis our region is experiencing and the impact that this group is making. We will include information about Habitat for Humanity developments, stories of our homeowners, volunteer opportunities, and campaign progress. Habitat also intends to start a Brokers Council with one representative from each agency to ensure your voices are heard in this Campaign.

FAQ's

Can my brokerage firm send the 1% donation on my behalf?

While we understand that having your accounting team pay the 1% for you could be more streamlined, your donation check or payment needs to come directly from you (or your individual LLC or other company) in order to reap the tax credit benefits. 

What is the best way to submit my donation?

You can pay by check or credit card, whatever is easiest for you! Use the blue button below to submit a secure donation with your credit card. 

If you wish to pay on a per sale basis, we encourage brokers to add the check or credit card payment to your closing file checklist. Alternatively, if you pay quarterly estimated taxes, you can calculate your 1% and submit payment as part of your process there. 

How is the 1% calculated?

The 1% comes from net commissions, not gross. We do not interfere with your brokerage firm's split and franchise fees, etc. so we felt it makes the most sense for your contribution to come from your net commission (pre-taxes, post-company commission splits). Ultimately, our goal is to recognize brokers for their individual contributions.

Should I encourage my sellers to donate?

Yes! Donations at or after closing are a great way to offset capital gains taxes, with an even larger benefit than other options due to the Enterprise Zone tax credits. Donating to Habitat for Humanity RFV is a timely and thoughtful way for sellers to give back to the local housing community. Like you, sellers can select the Habitat for Humanity RFV Enterprise Zone designated development/project they wish to donate to. What steps do I need to take to contribute to and claim the Enterprise Zone tax credit.

When you donate to an approved Enterprise Zone project, you provide Habitat for Humanity RFV with the last four digits of your Social Security Number when you fill out the pledge form. If you have an LLC, you can also provide the last four digits of the FEIN number instead (S Corps are not eligible). Habitat for Humanity RFV will submit your contribution to the local Enterprise Zone administrator for review to ensure that the contribution will be applied to the specific contribution project activities and objectives. You, the contributor, will receive a tax credit certificate documenting your contribution. To claim the tax credit, you (the taxpayer) will need to submit the tax credit certificate and form DR 1366 when you e-file your Colorado tax return.
